![]() In my first post, I spoke about house plans and how going through an architect could be daunting and costly. I remember going to visit our architect many years ago, and staying in the car for most of the meeting! I was about 25 at the time, and really felt out of my depth. What could I offer? I knew nothing about designing houses, I only knew what rooms I wanted. Fast forward a few years and its safe to say I know a lot more. I know that people are wanting the home of their dreams. I know at times it seems like an impossible task. I know it's harder to get loans now than ever before and I know that even the word 'architect' can put people off. But I also know there is way to get architecturally designed house plans for a fraction of the cost. House plans can range form the most very basic, costing anywhere from around $5000 to the sky is your limit. One of our clients paid around the $100,000 dollar mark! They were extremely high quality, very detailed plans. Costs like this include numerous meeting, sometimes frequent site visits. Not all people want or need this (especially the $100k price tag). A group of South Australian architects saw the gap in the market and came up with a product that fits - Divvy Plans. "The Divvy concept was inspired by the growing number of people conveying an interest in an architecturally designed product. However, with the costs involved in a "one off" architecturally designed home their vision could not be converted into reality. Divvy plans address this void in the market by offering customers an architecturally considered solution at a fraction of the cost, while still maintaining the opportunity for an individualised approach through a range of contemporary designs." Basically the architects have designed 8 modern, sleek and contemporary homes and have offered them for sale via their website www.divvyplans.com.au These packages include a set of printed A2 plans containing over 15 pages of documentation including Floor Plans, Elevations, Sections, Details and Joinery layouts. The specification and a PDF drawing set are included on a USB drive, in short, everything your builder would need. The best part about it is YOU can still choose the quality of your materials and finishes, therefore maintaining control over the cost of your home. If you've always wanted that beautiful large bathtub or the large home theatre system with speakers in every room, by all means, go ahead and fulfil that dream. The Divvy process is surprisingly simple. 1. Select a plan When selecting a plan you will need to consider your site size and orientation. All Divvy plans can be supplied in a mirrored configuration to improve solar orientation or to gain driveway access. When selecting a plan, think about the spaces you require as materials and finishes can all be reviewed prior to construction. Alterations Designs can be altered to suit your individual needs. The team at Divvy plans are available to discuss your requirements and vision in achieving your final design. Following discussions with one of their team an obligation free quote for alterations can be provided prior to the purchase of your plans. 2. Speak to a Builder Following the selection of a plan, your builder will be the next key component in getting your home 'on the ground'. The team at Divvy Plans has consulted with a number of builders across Australia, conveying the principles of their designs, the level of finish required, and have included their details on the Divvy website . Listed builders will be in a position to give you an indication of construction costs and outline the planning guidelines that are relevant in your specific location. 3. Purchase a plan Following the selection of a plan that suits your needs and site requirements, you will be prompted to provide a project name and site address. The Divvy team will then personalise your plans ready for printing. Following this, your order will be mailed out within 7 business days. Your package will include a comprehensive printed set of A2 plans, a building specification and a PDF drawing set on a USB drive. The plans provided are a complete 'drawing set' and this includes all the necessary design and technical information required by a builder. 4. Ready to build With your new plans in hand you will be ready to lodge an application with your local building authority. Your Builder will be able to submit this application for you along with any other supporting documentation that is required. Following an approval you are ready to start building. After taking a closer look at the Divvy website, we approached the team expressing our interest is becoming one of their recommended builders. We were really impressed with what we saw, and while each design is outstanding, modern and beautiful, the cost of these plans is very attractive. All of these details can be found on their website www.divvyplans.com.au .You can see the plans in full, with artist's impressions, so you can really get a feel of what each would look like. The prices are listed, along with floor plan, description, features and a PDF Brochure. The FAQ section is most helpful. So there you have it people. There is finally a way to get a modern, contemporary home without the huge cost Until next time Rebecca Divvy Plans - Have your home plans designed by us, share the plan with others and we'll divvy up the price.
