What is not included in your inspection
Once you have filled out the form below (all 9 questions), we will contact you and the real estate agent to set up the inspection time.
An invoice for payment will be emailed to you, with payment to be made before the inspection.
Inspection cost is $500 inc GST. You will receive a detailed report, with checklists, recommendations and photo's included.
If repairs are needed to the property, we may recommend local tradespeople who are suitably qualified.

Interior items covered
- Looking for cracks in the wall, they may be hidden by wallpaper
- Check walls and floors for dampness
- Confirm ceilings are clear of mould or leak stains
- Check windows/blinds are in working order
- Check plumbing systems – look for leaks, check drainage is working including outside drains
- Check electrical outlets are in good condition
- Find any rusting framework
- Check doors are functional
- Check the level of traffic noise
- Check phone lines and TV aerial points
Exterior items covered
- Check condition of gates and fences to ensure bases are sound
- Check for large trees close to the house as their roots could cause structural damage
- Look for any rotting timber on the outside
- Inspect external structures like pergolas and granny flats (confirm extensions are in reasonable condition and suggest to check their council approval)
- Keep an eye out for fire hazards such as external cables or power points
- Ensure external walls are straight
- Test water pressure of external taps
- Check the roofs condition including frames and tiles
- Look for signs of pests
What is not included in your inspection
- concealed damp-proofing
- testing of electrical wiring and smoke detectors - we may recommend it be done professionally after inspection
- plumbing gasfitting
- air conditioning
- swimming pools and pool equipment
- watering systems
- fireplaces and chimneys
- alarm and intercom systems
- carpet and lino
- appliances such as dishwashers, ovens, ducted vacuum systems, hot plates and range hoods
- hazards
- every opening window
- television reception
- parts of the property that were not or could not be inspected
- matters outside the builder's expertise
- an estimate of repair costs
- minor defects
